Object to the 2025 WOZ assessment?
Introduction
Traditionally, you will receive the annual WOZ assessment around this time. It contains the WOZ value of your house on the reference date 1 January 2024. Based on this WOZ value, the municipality determines your assessment for this year's property taxes. But the WOZ value is also important for more and more other taxes. Think of the amount of the condominium tax in the income tax return and the water system levies to be imposed by the water boards. The WOZ value for homes is also a mandatory valuation criterion for calculating gift and inheritance taxes. In short, it is very important to check (or have checked) the WOZ assessment properly.
Easily compare the WOZ value of your property
The level of the WOZ value of all houses in the Netherlands is public. On the website www.wozwaardeloket.nl you can easily compare the values of houses in your neighbourhood with those of your home. In recent years, the latest municipalities have joined the WOZ-Waardeloket, so you can now view the WOZ values of homes throughout the Netherlands.
Do you feel that the WOZ value of your property is too high?
The information on www.wozwaardeloket.nl does not yet say everything. The WOZ values of your neighbours' houses may also be too high, so the comparison does not say everything. There may also be all kinds of factors that justify a lower valuation compared to houses in your neighbourhood. Think soil contamination but also unfavourable location, noise pollution etc.
According to the Valuation Chamber incidentally, the national average increase in the WOZ house value compared to reference date 1 January 2023 was 5.4%. The year before, it was 'only' 2.8%. In 2022 (with reference dates in 2021), the average increase in value was a whopping 17%!
On the contrary, do you have an interest in a higher WOZ value?
Has the WOZ value of your property been set lower than the actual value of your property? This can also be disadvantageous. This is the case, for example, if the interest rate of your mortgage has to be reset or if you want to take out a new mortgage loan.
Do you have solar panels on the roof?
If so, bear in mind that this will have a value-increasing effect on your home compared to homes in your area without solar panels.

The objection must be submitted within 6 weeks of the date of the WOZ assessment. After that deadline, you are stuck with the established WOZ value for another year, not only for property taxes, but also for other taxes. So be on time!
